Turf Going Down Where SNWA Doesn’t Allow It
Southern Nevada has some of the strictest turf rules in the country. Front-yard grass has been off-limits valley-wide for homes built from 2003 through April 2022, and since April 5, 2022, new construction cannot have grass or spray irrigation in the front yard at all. Homes built in that 2003 to 2022 window are also capped on backyard turf, limited to 50 percent of the yard or 100 square feet, whichever is greater, up to a 5,000 square foot maximum. Sod installed outside those limits is not a landscaping problem, it is a compliance problem, and it usually gets torn back out at the owner’s expense once it is flagged.
Caliche and Alkaline Soil That Was Never Corrected
Much of the Las Vegas Valley sits on caliche, a cemented calcium carbonate layer that typically forms 12 to 48 inches down and blocks both drainage and root penetration. The soil above it runs alkaline, often pH 8.0 to 9.0, low in organic matter, and short on the iron and phosphorus new turf needs. Laying sod over unbroken caliche without correcting the pH gives the roots nowhere to go, and the lawn declines within a season no matter how good the grass itself was.
New Sod That Never Had a Chance Against Vegas Heat
Las Vegas summers regularly run hotter and drier than Phoenix, with single-digit humidity that pulls moisture out of freshly laid sod faster than most watering schedules account for. Sod installed midday in July or August, or watered on a once-a-day schedule meant for an established lawn, dries out at the edges before the roots ever knit into the soil below. Establishment in this market means more frequent, shorter waterings during the first two to three weeks, not the same schedule used everywhere else.
