Pressure Washing Service for Rental Properties
Submit a work order, get a scoped quote within 48 hours, and receive timestamped before-and-after photos the same day work is completed. Most jobs close within 5 business days.
What Gets Flagged,
Skipped, or Ignored
After 100,000+ completed jobs, the failure patterns are consistent. Here is what we see and how we address it.
Driveway Staining That Costs You a Lease
A property that looks neglected from the street is harder to lease regardless of interior condition. Driveway oil stains, efflorescence on concrete, and algae streaks on siding are visible during drive-bys. We remove staining before it affects your showing. Property managers across our 12 markets flag exterior appearance as a top leasing friction point.
Algae on Siding: Surface Damage, Not Just Appearance
Algae and mildew growth on vinyl and painted siding is a structural issue, not a cosmetic one. Active growth accelerates surface deterioration and shortens the paint cycle on SFR and multifamily exteriors. Soft wash removes active growth at low pressure so the surface is treated without damage. Left unaddressed, siding that should last 15 years may need repainting within 5.
Gutter Overflow Stains and Where They Show Up
Gutters that overflow deposit tannin and rust staining down driveways, walkways, and foundation lines. These stains compound with each rain event. We remove overflow staining after gutter service, and the gutter cleaning and pressure washing work orders can be submitted together and scheduled in sequence.
Why Surfaces Fail Faster
in Our Markets
Generic pressure washing advice ignores climate. What accumulates on a Phoenix driveway is not what accumulates on a Tampa driveway. Knowing the difference determines the correct approach.
Climate Drives Cleaning Frequency More Than Traffic Does
In Phoenix and Tucson, alkaline soils and caliche deposits work into concrete over time, and monsoon-season runoff accelerates staining on driveways and walkways between July and September. Hard water mineral deposits from irrigation systems leave calcium buildup on siding and concrete that standard washing does not break down without appropriate pre-treatment.
In Florida’s three markets, Orlando, Tampa, and Jacksonville, humidity drives algae growth rates that are measurably faster than any inland market we operate in. Siding that stays clean for 18 months in Dallas may show active algae growth within 8 months in Jacksonville, particularly on north-facing and shaded surfaces. Post-hurricane-season exterior resets in October and November are among the highest-volume pressure washing periods in the Florida portfolio. Phoenix pressure washing and Florida work orders follow distinct scheduling patterns for this reason.
In Atlanta and Dallas, spring pollen accumulation on siding and walkways builds from February through April. In Denver and Las Vegas, hard freeze and dry climate cycles create surface stress that is compounded by mineral deposit buildup from low-humidity water sources. Each market’s conditions are factored into how we scope, route, and execute jobs.
Phoenix / Tucson: Caliche and Hard Water
Alkaline soil, caliche deposits, and mineral-heavy irrigation water require pre-treatment before high-pressure washing. Post-monsoon resets are peak demand: July through September.
Florida: Humidity-Driven Algae Cycles
Algae growth accelerates April through October. Post-hurricane-season exterior resets are standard for Tampa, Orlando, and Jacksonville rental portfolios.
Atlanta / Dallas: Spring Pollen Load
Pollen accumulation on siding and walkways peaks February through April. Annual spring washing is standard practice across Atlanta and Dallas SFR portfolios.
Denver / Las Vegas: Mineral Deposits
Hard water mineral deposits from low-humidity climates accumulate on siding and concrete. Pre-treatment is required for efflorescence and calcium staining that standard washing cannot remove.
What Gets Cleaned
on Every Job
Every work order is scoped before work begins. No scope creep, no surprise add-ons. The quote itemizes surfaces and treatment method before you approve.
Driveway and Concrete Cleaning
Commercial-grade cleaning of driveways, parking areas, and concrete walkways. Oil stains are pre-treated with degreasing agents and allowed adequate dwell time before high-pressure washing. Rust staining and efflorescence are flagged during scoping and addressed with appropriate pre-treatment before the main wash pass.

Siding and Exterior Surface Cleaning
Low-pressure soft wash for vinyl, wood, and painted siding surfaces. Soft wash uses cleaning solution at low pressure rather than high-pressure water, which prevents surface damage on painted and pressure-sensitive materials. Algae, mildew, and pollen are removed without stripping paint or damaging siding joints. Not all siding types can withstand high-pressure washing: soft wash is the correct method for most rental property exteriors.

Walkways, Patios, and Pool Decks
High-pressure cleaning of stone, brick, pavers, and concrete outdoor surfaces. Pool deck cleaning is scheduled with liability in mind: algae and mildew on pool decks create documented slip-and-fall risk. The timestamped before-and-after photos we deliver function as a maintenance record that supports insurance documentation if a liability event occurs. Completion photos are required before any job can be marked complete.

Fence and Deck Washing
Pre-stain or maintenance washing of wood and vinyl fencing and deck surfaces. Deck washing before staining is a separate scoped job from stain application. We handle the wash pass; if the deck also needs staining or structural repair, that is submitted as a separate work order through fence and deck repair and can be scheduled in sequence at the same property.

What Drives the Cost
of a Pressure Washing Job
We do not publish flat rates because pressure washing jobs do not have flat inputs. Here is what determines the quote you receive within 48 hours.
Surface Square Footage and Count
A driveway-only job quotes differently from a full exterior package covering driveway, siding, walkways, and deck in the same visit. Bundling surfaces into one visit reduces per-surface cost. Submit the full scope upfront and the quote reflects the combined job, not individual line items.
Stain Type and Pre-Treatment Required
Oil stains, rust staining, efflorescence, and tannin deposits require degreasing agents or acid pre-treatment with dwell time before washing. Standard dirt and pollen accumulation does not. The quote specifies whether pre-treatment is needed. Faster quoting means you know the full scope before committing.
Soft Wash vs. High-Pressure Selection
Siding and painted surfaces require soft wash at lower PSI with cleaning solution. Concrete, pavers, and pool decks handle high-pressure washing. The wrong choice damages surfaces. We scope the correct method per surface type before the job is scheduled. A property needing both methods in one visit is quoted accordingly.
Scheduling: Standard vs. Same-Day
Standard jobs complete within 5 business days of quote approval. Same-day service is available on qualifying work orders based on crew availability and surface area in your market. Same-day service carries a premium. Most move-out turnover and pre-listing wash jobs are submitted as standard scheduling with a confirmed date window.
Portfolio Batching Across Properties
Submitting multiple properties in the same work order queue allows routing consolidation. When several properties are located within the same area, they can be scheduled in sequence within the same job window. This reduces effective cost per property and shortens the total completion window across a portfolio. Submit all addresses together and note the priority order.
HOA Documentation Requirements
If the job is triggered by an HOA violation notice, say so when submitting. Driveway staining, siding discoloration, and fence appearance are common HOA enforcement categories. The before-and-after photos we deliver are formatted for board submission. HOA violation cleanup work orders can be coordinated alongside pressure washing at the same property.

Dispatched, Completed, Documented
Our routing system assigns the nearest available field member. Drive-time optimization consolidates nearby properties in the same scheduling window when multiple addresses are submitted together.
Before-and-after photos are required before a job can be marked complete. If something in the documentation does not match the scoped work, the job stays open until it is resolved. Payment is not triggered on incomplete documentation.
Photos and Invoice, Same Day
The day work is completed, you receive timestamped before-and-after photos and an invoice. For HOA violation jobs, the photos are formatted for board submission. For insurance documentation purposes, the timestamp and scope confirmation function as a maintenance record. Payment is triggered by confirmed completion. Not before.

“Breasy felt like ordering something from Amazon. So easy. I love the photos they send so even when I am out of town, I know they were there.”
We Complete Every Job to the Scope Agreed.
If something is not right when we close a work order, we make it right before the invoice goes out. That is not a policy statement. It is how our documentation review process operates.
For HOA violation jobs specifically: the before-and-after photos we deliver are timestamped and formatted for HOA board submission. The photo set documents that the surface was cleaned to a standard that clears the violation category. If the board requires re-submission, we provide the documentation. You do not chase photos or reformat files.
