Move-In Ready Clean
For units in reasonable condition after tenant departure. All surfaces, floors, and fixtures. Appliance exteriors. Suitable for most SFR turnovers where the previous tenant maintained the property.
Move-Out Deep Clean
For units with visible grease buildup, heavy bathroom residue, or extended occupancy wear. Takes 2-3x longer than a standard clean. The scope is scoped before work begins so nothing is left out of the quote.

Move-In Ready Clean
Standard clean before a new tenant takes occupancy. Covers surfaces, floors, and fixtures to showing-ready condition. This is the right scope for units in normal condition after a standard tenancy. If the unit needs more, the quote will reflect the actual scope required rather than defaulting to the lower price.

Recurring House Cleaning
Scheduled cleaning for occupied units on a monthly or quarterly cadence. Supports lease renewal conditions, gives you periodic documentation of unit condition between inspections, and reduces the scope required at move-out. Condition flags from each visit are included in the completion photos.

Carpet Cleaning
Available as an add-on to any move-out deep clean or move-in ready clean. Note it in the work order submission so the quote includes it from the start. Adding carpet cleaning mid-job creates scope gaps and delays invoicing. Units with wall-to-wall carpet in high-traffic areas typically require steam extraction rather than surface cleaning.

Photos of every room, delivered the same day work is completed. Timestamped and organized by room for move-out condition records and security deposit documentation. These photos are required before a job can be marked complete in our system. No completion without documentation.

What Affects the Quote
We quote at market rate based on actual scope. These are the factors that move the number.
Unit Size and Bedroom Count
A 1-bed/1-bath SFR typically completes in 2-4 hours. A 3-bed/2-bath with heavy occupancy wear can take a full day. The quote reflects actual hours required, not a flat rate.
Unit Condition at Exit
Grease buildup in kitchen appliances, heavy bathroom residue, or extensive floor soiling all move the job from standard to deep clean scope. Noting the condition in your work order submission gets a more accurate quote on the first pass.
Same-Day Service Request
Same-day availability requires pulling an available slot from the active schedule. When requested, note the target move-in date and we confirm availability at submission. Same-day scheduling carries a priority dispatch cost.
Carpet Cleaning Add-On
Steam extraction for carpeted rooms is scoped separately. It requires different equipment and scheduling. Include it in the work order at submission so it is quoted and scheduled in the same window rather than as a return trip.
Bathroom Count
Each full bathroom adds meaningful time to a deep clean, particularly units with tile surrounds or older grout. Multifamily units with more than two bathrooms are quoted accordingly. Note all bathroom fixtures when submitting.
HOA Documentation Requirement
If the property is HOA-governed and the association requires photographic documentation for move-out compliance, note it in the work order. Our standard photo set is typically sufficient, but HOA-specific framing or additional areas may extend scope.

Dust, Monsoon Residue, and Summer Vacancy
Phoenix and Tucson see elevated cleaning demand from June through September. Monsoon season drives fine dust and particulate into units through gaps and HVAC systems, requiring more thorough vent area and surface cleaning than standard. Summer vacancy cycles in SFR portfolios are shorter due to landlord pressure to re-lease before school season. Same-day availability is in highest demand during July and August.
Humidity, Mold Risk, and Hurricane Season Prep
Florida’s year-round humidity creates bathroom mold and mildew issues that standard cleaning scope doesn’t always address. Deep cleans in Florida units with older tile grout or poor bathroom ventilation often require anti-microbial treatment. We flag any active mold beyond surface cleaning scope in the completion documentation. Hurricane season prep work orders in August and September drive elevated demand across the Tampa and Jacksonville markets.
Winter Vacancy and Occupied-Unit Demand
Denver and Seattle see different demand curves from our Sun Belt markets. Winter months bring higher recurring cleaning requests for occupied units, as tenants request cleaning service rather than professional services. Move-out deep cleans in Denver require extra attention to floor and baseboard areas due to tracked-in sand and road treatment residue from November through March. Seattle’s consistent rain season creates entry area cleaning needs that extend turnaround time modestly.
What Happens When the Clean Reveals a Bigger Problem
Cleaning is often the first detailed inspection a unit gets after a tenant moves out. The person completing the job sees things a casual walkthrough misses: water staining under the sink that suggests an active leak, damage behind appliances, missing fixture hardware, or subfloor issues under lifted vinyl.
When the clean surfaces something outside standard scope, it is documented in the completion record and flagged for review before the invoice is issued. You don’t find out two weeks later when the next tenant reports it.
Flagged items are photographed alongside the clean documentation and included in the same-day delivery. If follow-up work is needed, a separate handyman work order or move-out inspection can be submitted from the same queue.
