What Goes Wrong With Turnover Cleaning

The Patterns We See
Across Every Portfolio

After 100,000+ completed jobs, the failure patterns repeat. Here is what we see and how we address each one operationally.

01

Response Time Too Slow for Turnover Windows

The gap between tenant move-out and first showing is tighter than any other maintenance category. A 3-day wait for a quote is a 3-day vacancy extension. We quote within 48 hours and prioritize turnover work orders, with same-day scheduling where availability allows.

02

Clean Passes Casual Walkthrough, Fails at Showing

A unit that looks acceptable on a quick pass can fall apart under a serious prospective tenant’s walkthrough. We document the completed clean with timestamped photos in every room so showing condition can be verified remotely before you confirm the appointment.

03

Cleaning Sequenced Wrong Inside the Turnover Cycle

When junk removal, handyman repairs, and cleaning happen in the wrong order, jobs block each other. Cleaning a unit before junk is out is wasted effort. We sequence cleaning work orders against other active Breasy work orders at the same address so each job lands in the right position.

Scope Guide

Standard Clean vs. Deep Clean:
Knowing Which One You Need

The scope determines the quote. Submitting the right scope prevents back-and-forth and gets the job scheduled faster.

Standard Clean

Move-In Ready Clean

For units in reasonable condition after tenant departure. All surfaces, floors, and fixtures. Appliance exteriors. Suitable for most SFR turnovers where the previous tenant maintained the property.

All floors vacuumed and mopped
Bathroom surfaces, toilet, sink, shower wiped down
Kitchen surfaces and appliance exteriors
Window sills and countertops
Light fixture wipe-down
Best for: standard lease turnovers, pre-occupancy prep, occupied unit recurring cleans
Deep Clean

Move-Out Deep Clean

For units with visible grease buildup, heavy bathroom residue, or extended occupancy wear. Takes 2-3x longer than a standard clean. The scope is scoped before work begins so nothing is left out of the quote.

Kitchen appliances inside and out, including oven interior and refrigerator coils
Bathroom tile and grout scrub, including tub surround
Baseboards, door frames, and window tracks
Inside windows
Carpet cleaning available as add-on (note in work order)
Best for: long-term tenant exits, units with visible wear, properties going back to market after vacancy
What We Cover

Cleaning Services Included
in Every Work Order

Every job is scoped before work begins. No scope creep, no surprise additions.

1

Move-Out Deep Clean

Full unit clean following tenant departure. Kitchen appliances inside and out, bathrooms including tile and grout, all floors, inside windows, and baseboards. The scope is confirmed before work begins. If the unit condition indicates additional time, that is reflected in the quote before scheduling, not as a surprise charge on completion.

2

Move-In Ready Clean

Standard clean before a new tenant takes occupancy. Covers surfaces, floors, and fixtures to showing-ready condition. This is the right scope for units in normal condition after a standard tenancy. If the unit needs more, the quote will reflect the actual scope required rather than defaulting to the lower price.

3

Recurring House Cleaning

Scheduled cleaning for occupied units on a monthly or quarterly cadence. Supports lease renewal conditions, gives you periodic documentation of unit condition between inspections, and reduces the scope required at move-out. Condition flags from each visit are included in the completion photos.

4

Carpet Cleaning

Available as an add-on to any move-out deep clean or move-in ready clean. Note it in the work order submission so the quote includes it from the start. Adding carpet cleaning mid-job creates scope gaps and delays invoicing. Units with wall-to-wall carpet in high-traffic areas typically require steam extraction rather than surface cleaning.

Before-and-After Photo Documentation

Photos of every room, delivered the same day work is completed. Timestamped and organized by room for move-out condition records and security deposit documentation. These photos are required before a job can be marked complete in our system. No completion without documentation.

What Affects the Quote

We quote at market rate based on actual scope. These are the factors that move the number.

Unit Size and Bedroom Count

A 1-bed/1-bath SFR typically completes in 2-4 hours. A 3-bed/2-bath with heavy occupancy wear can take a full day. The quote reflects actual hours required, not a flat rate.

Unit Condition at Exit

Grease buildup in kitchen appliances, heavy bathroom residue, or extensive floor soiling all move the job from standard to deep clean scope. Noting the condition in your work order submission gets a more accurate quote on the first pass.

Same-Day Service Request

Same-day availability requires pulling an available slot from the active schedule. When requested, note the target move-in date and we confirm availability at submission. Same-day scheduling carries a priority dispatch cost.

Carpet Cleaning Add-On

Steam extraction for carpeted rooms is scoped separately. It requires different equipment and scheduling. Include it in the work order at submission so it is quoted and scheduled in the same window rather than as a return trip.

Bathroom Count

Each full bathroom adds meaningful time to a deep clean, particularly units with tile surrounds or older grout. Multifamily units with more than two bathrooms are quoted accordingly. Note all bathroom fixtures when submitting.

HOA Documentation Requirement

If the property is HOA-governed and the association requires photographic documentation for move-out compliance, note it in the work order. Our standard photo set is typically sufficient, but HOA-specific framing or additional areas may extend scope.

How quoting works: Submit the work order with unit address, bedroom and bathroom count, any condition notes, and your target completion date. We return a scoped, market-rate quote within 48 hours. Approve it and the job is scheduled. Payment is triggered after confirmed completion with photos, not before work begins.
Seasonal Demand Patterns

Current Cleaning Conditions
Across Our Markets

Demand patterns and unit condition challenges shift by season and geography. These are the patterns we see in each region.

Arizona Markets — Phoenix & Tucson

Dust, Monsoon Residue, and Summer Vacancy

Phoenix and Tucson see elevated cleaning demand from June through September. Monsoon season drives fine dust and particulate into units through gaps and HVAC systems, requiring more thorough vent area and surface cleaning than standard. Summer vacancy cycles in SFR portfolios are shorter due to landlord pressure to re-lease before school season. Same-day availability is in highest demand during July and August.

Florida Markets — Tampa, Orlando, Jacksonville

Humidity, Mold Risk, and Hurricane Season Prep

Florida’s year-round humidity creates bathroom mold and mildew issues that standard cleaning scope doesn’t always address. Deep cleans in Florida units with older tile grout or poor bathroom ventilation often require anti-microbial treatment. We flag any active mold beyond surface cleaning scope in the completion documentation. Hurricane season prep work orders in August and September drive elevated demand across the Tampa and Jacksonville markets.

Colorado & Pacific Northwest — Denver & Seattle

Winter Vacancy and Occupied-Unit Demand

Denver and Seattle see different demand curves from our Sun Belt markets. Winter months bring higher recurring cleaning requests for occupied units, as tenants request cleaning service rather than professional services. Move-out deep cleans in Denver require extra attention to floor and baseboard areas due to tracked-in sand and road treatment residue from November through March. Seattle’s consistent rain season creates entry area cleaning needs that extend turnaround time modestly.

Post-Clean Condition Flagging

What Happens When the Clean Reveals a Bigger Problem

Cleaning is often the first detailed inspection a unit gets after a tenant moves out. The person completing the job sees things a casual walkthrough misses: water staining under the sink that suggests an active leak, damage behind appliances, missing fixture hardware, or subfloor issues under lifted vinyl.

When the clean surfaces something outside standard scope, it is documented in the completion record and flagged for review before the invoice is issued. You don’t find out two weeks later when the next tenant reports it.

Water stains or active moisture under sinks and around toilet bases
Damage to walls, flooring, or fixtures beyond normal wear
Missing hardware, broken fixtures, or inoperable appliances
Mold growth exceeding surface cleaning scope
Pest evidence or unit conditions requiring specialist follow-up

Flagged items are photographed alongside the clean documentation and included in the same-day delivery. If follow-up work is needed, a separate handyman work order or move-out inspection can be submitted from the same queue.

Security Deposit Documentation

How Completion Photos Support Deposit Disputes

Security deposit disputes almost always come down to documentation. Without timestamped, room-by-room photos taken at the time of cleaning, you’re relying on memory and a walkthrough that happened days before the dispute was raised.

Every cleaning job delivers a full photo set organized by room, timestamped at completion. That record is available the day work is done, before the new tenant takes occupancy.

How It Works

From Work Order to Completion
Photos in 5 Days

No coordination overhead, no follow-ups, no uncertainty about whether the job was completed.

Step 1 – 2

Submit, Get a Quote, Approve

Send the work order from AppFolio, Buildium, RentVine, or by email. Include the unit address, bedroom and bathroom count, any condition notes, and your target completion date. We integrate with most major PM platforms.

Within 48 hours, you receive a scoped, market-rate quote. Approve it and the job enters the schedule.

Work order submission
Job completion
Step 3 – 4

Dispatched, Completed, Documented

Our routing system assigns the nearest available slot based on unit location, job scope, and schedule. Most jobs complete within 5 business days. Before-and-after photos in every room are required before a job can be marked complete. The job does not close without documentation.

Step 5

Photos and Invoice, Same Day

The day work is completed, you receive timestamped before-and-after photos and an invoice. Any condition flags identified during the clean are included in the same delivery. Payment is triggered after confirmed completion, not before work begins.

If anything in the documentation review indicates the scope was not met, the job is re-dispatched before the invoice is issued.

Every Job Completed to the Scope Agreed.

If the documentation review identifies a gap when we close the work order, the job is re-dispatched before the invoice goes out. That is not a policy statement. It is how the documentation workflow operates.

Frequently Asked Questions

Common Questions About This Service

Breasy cleaning service

Is same-day cleaning service available?

+
Same-day scheduling is available on qualifying work orders depending on unit size, scope, and crew availability in your market. Include your target move-in date in the submission and we confirm availability when we return the quote within 48 hours.

What is the difference between a standard clean and a deep clean?

+
A standard clean covers surfaces, floors, and fixtures to showing-ready condition. A deep clean adds appliance interiors, tile and grout scrubbing, inside windows, baseboards, and door frames. If the unit condition is unclear, note it in the work order and the quote will reflect the appropriate scope.

What does a move-out deep clean include?

+
Kitchen appliances inside and out, bathrooms including tile and grout, all floors, inside windows, and baseboards. Condition items that exceed standard scope are flagged in the completion documentation before the invoice is issued.

Can Breasy coordinate cleaning with other turnover work at the same property?

+
Yes. Junk removal should complete before cleaning begins, and handyman repairs ideally complete before the final clean. Note the coordination requirement in the work order and the jobs will be sequenced accordingly.

Does Breasy handle carpet cleaning?

+
Carpet cleaning is available as an add-on. Note it in the work order at submission so it is quoted and scheduled in the same window. Units with wall-to-wall carpet in high-traffic areas typically require steam extraction, scoped separately from the surface clean.

How do the completion photos support security deposit claims?

+
Every job delivers timestamped before-and-after photos organized by room, delivered the same day. This creates a documented condition record at the time of cleaning, before new tenant occupancy. The photo set is available for HOA board submission or as a deposit dispute record.

What happens if the cleaning reveals damage or a maintenance issue?

+
Condition items identified during the clean are documented and flagged in the completion record. A separate handyman or inspection work order can be submitted from the same queue to address follow-up items.

Does Breasy offer recurring cleaning for occupied units?

+
Yes. Monthly and quarterly recurring cleaning is available for tenant-occupied units. Each visit includes condition documentation, giving you periodic unit records between formal inspections and reducing the scope required at eventual move-out.
