Why Breasy
Stop Sourcing Vendors.
We Already Did.
Finding a reliable vendor takes hours. Finding one who is insured, shows up on time, does the work correctly, and documents it without being asked takes weeks and still ends in disappointment more often than it should. Breasy removes vendor sourcing from your job entirely.
How Our Service Network Works at Breasy
Every field team member goes through the same intake and ongoing performance process. Here is exactly what that looks like.
Application and Qualification
Field team members apply to join Breasy and are reviewed for proof of insurance, business entity status, and service specialization. We confirm they carry liability coverage before a single job is assigned.
Onboarding and System Setup
Approved providers are onboarded into the Breasy field team app. They receive their service area, set their availability and job preferences, and are briefed on our documentation requirements — before-and-after photos, same-day completion confirmation, and invoice submission. Read more about our before-and-after photo documentation standard.
Initial Job Assignment and Monitoring
New field team members are assigned jobs that match their service type and location. Performance is tracked from the first job: on-time rate, photo documentation quality, and completion rate against scope.
Ongoing Performance Review
We monitor every provider continuously using completion photo data, customer feedback, and on-time metrics. Providers who maintain high performance get more work. Providers whose quality slips are flagged, retrained, or removed from the network.
Route-Optimized Dispatch
When a work order comes in, our routing system matches it to the nearest available qualified provider for that service type. Assignment is not first-come-first-served — it is based on proximity, current schedule load, and performance history.
Dispute Resolution and Accountability
If a job is completed below standard, Breasy resolves it directly with the property manager and manages any corrective action with the field team. You do not deal with the vendor. That is our job.
What 459+ Vetted Providers Across
12 Markets Actually Means for You
Coverage depth, liability protection, and automatic documentation — built into every job by default.
Coverage Depth
With 459+ active vetted providers across 12 markets, we have depth that an individual property manager building their own vendor list cannot replicate. When one provider is unavailable, another is dispatched. There is no single point of failure.
Zero Liability Exposure
Because every provider in the network is already vetted and insured, you never carry the liability exposure of working with an unverified contractor. Every job is assigned to someone we have already sent on jobs and measured against documented performance standards. See how this applies to real estate investors managing rental properties.
Automatic Documentation
The documentation requirement built into every job means you are not just getting the work done — you are getting proof that it was done correctly. Before-and-after photos and same-day invoices are filed on every completed order, regardless of job size or service type.
What Happens Without a
Vetted, Actively Managed Network
The failure rate doesn’t stay flat as volume increases. It compounds.
DIY Vendor Sourcing
- Post on lead platforms, wait for responses, vet credentials manually
- Negotiate price and schedule every single job separately
- Follow up to confirm the work actually happened
- That cycle repeats every time a vendor drops off
- Unvetted vendors create direct liability exposure on your property
- No bandwidth to verify insurance status on every new vendor
- Quality consistency disappears without ongoing performance monitoring
- You find out about quality drops from a tenant complaint, not data
Managed Network, Zero Sourcing
- Submit one work order — network match happens automatically
- Every provider is pre-vetted, insured, and performance-tracked
- 48-hour quote turnaround built into every order
- No-shows trigger immediate reassignment through the same system
- Liability stays off your plate — providers are verified before dispatch
- Insurance documentation collected and maintained on every provider
- Performance tracked job by job — quality drops caught before they compound
- Before-and-after photos and invoices filed on every completed order
