We do not publish flat rates because junk removal scope varies significantly from job to job. Here is what actually moves the price so you know what to expect before submitting a work order.

Volume
Total material removed is the primary cost driver. A partial cleanout of two rooms runs substantially less than a full SFR cleanout with multiple appliances. Photos submitted with the work order are how we scope volume before quoting.
Item Type
Appliances with refrigerants (refrigerators, AC window units, dehumidifiers) carry EPA-regulated disposal requirements. These fees are included in the quote up front — not added after. Mattresses, furniture, and general debris follow standard volume pricing.
Timeline
Same-day service carries a premium over scheduled 5-day completion. For turnovers where every day of vacancy is lost rent, same-day is often worth the difference. For planned end-of-lease cleanouts, scheduling in advance keeps costs at the standard rate.
Access
Difficult access — upper-floor units without elevator access, narrow hallways, or properties requiring extended drive time — affects crew time and is reflected in the quote. Single-family homes and ground-floor units are straightforward to scope.

Donation Routing

Usable furniture, working appliances, and intact household items are routed to donation when eligible. This depends on item condition and the availability of receiving partners in your market. We assess at the time of job completion.

Appliance Recycling

Appliances are processed through licensed recycling channels. Units containing refrigerants (refrigerators, window AC units, dehumidifiers) are handled per EPA Section 608 requirements. Disposal fees for regulated appliances are included in the quoted price.

Landfill Disposal

Non-salvageable debris, damaged furniture, and contaminated materials go to licensed disposal facilities. Landfill fees are factored into the quote based on estimated volume — we do not add landfill surcharges to the invoice after the fact.
